The Continuum At Tanjong Katong To Begin Preview in Q1 2023

The Continuum is a freehold residential development launch in the prime district 15 of Singapore, that will be developed by Hoi Hup Realty and Sunway Developments on a site area of 24,507 sq m and a maximum GFA of 68,621 sq m. The Continuum is expected to host 807 units in just 2 tall luxury high-rise condominiums.

The site is made up of 2 freehold development land parcels at Thiam Siew Avenue, a residential street bounded by Tanjong Katong Road and Haig Road. It used to house an enclave of landed homes.

The residential development site was then sold November 2021 for $815 million to the joint venture of Hoi Hup & Sunway, making the deal the largest residential site development site sold since July 2018 round of property cooling measures. Taking into account the estimated development charge of $284 million and estimated $39.3 million for 7% balcony space, the land price translates to $1,440 psf ppr.

Moreover, the deal has set the benchmark in terms of the price paid in a single transaction for residential development land since the Government Land Sale at Silat Avenue for $1.035 billion, as mentioned by the Head of Research and Consultancy at ERA, Nicholas Mak.

In addition, Chairman and Managing Director of Hoi Hup Realty, mentioned the firm recognize the plot of land is a rare freehold site and that they are confident in the demand for quality freehold developments.
